Complete Renovation – Apartment Building Interior
Named for the sweeping views of Seattle from the First Hill neighborhood, Panorama House Apartments’ modernistic design beckons one to embrace the dynamic era of the early 1960s (and Seattle’s World Fair) when it was originally built. This one-acre parcel, located at 1100 University, features a 200-foot tall, 18-storied building, which houses 179 apartments, including four of the largest penthouse units in Seattle; Panorama House was purchased by Security Properties in 2014 for $73.98 million.
The apartment’s open floor plans create spacious one, two and three bedroom apartments ranging in square footage from approximately 860 to 1,383 and four penthouses with three bedrooms and two baths ranging in square footage from 2,301 to 2,462.
The original electrical wiring was cast in the concrete envelope of the Panorama House, necessitating elegant workarounds, like drop ceilings, to be employed. SME Inc of Seattle’s scope of work included the design and complete electrical renovation of the Panorama’s 179 units, common spaces and recreational areas. The electrical renovation included upgrading the entire electrical service, lighting, devices, fire and life safety systems and adding high-speed fiber networking (voice/data), bringing this historic building into the 21st century for electrical codes and lifestyle demands.
