New construction of a Class A/LEED Gold office building with attached manufacturing facility located at 8107 Bracken Place S. in Snoqualmie, WA.
This facility was recognized as the 2008 Industrial Project of the Year by NAIOP (National Association of Industrial Office Properties.
The project included a 130,000 SF design-build manufacturing facility with attached three-story office building. The electrical scope included parking lot and site lighting. The office exterior lighting helped qualify the facility for the LEED Gold rating. Other items in the electrical scope included a 3,200 amp electrical service, and a sophisticated lighting control system which was programmed to minimize electricity consumption and maximize the use of sunlight in the building. Building standard light fixtures were the T-5 type which provide higher level light output with lower electricity consumption.
SME's scope included a complete design-build fire alarm system, as well as providing conduits for the security system, access system, and surveillance cameras. An 80 kW back-up generator system for computer systems and selected office areas, sales area, service area, rounded out the electrical portion.
The project started with not much more than a sketch design and a concept in the owner's mind. Due to the fast-track nature of this project, there was very little lead-time to make and implement design decisions. The design team of the architect, general contractor, and other MEP team members worked well together and made decisions quickly and efficiently throughout the entire course of the project.
Technical Glass's vision for the building was that, since they are a glass manufacturer, they wanted their office to be a sales tool for them. As a result, the building has lots of glass, and almost all the infrastructure is exposed. Conduit runs, cable trays, and other electrical items were part of the artistic look of the building and had to be installed to carefully follow the building lines to enhance the look of the facility. The ceilings were floating clouds, and the building lines included a wide variety of unusual angles.
