Advanta Office Commons – Microsoft Corporation, Schnitzer West, Owner
2009 ABC Electrical Craft Professional of the Year – Chesley Stevenson
GC: Skanska USA and PCL; Electrical Contract: $22MM; Project Timeline: Originally 2–3 years, condensed into 18 months – December 2006 to June 2008
The Advanta project comprised of three, seven-story Class A office buildings with underground parking and an eight-story parking garage. Each building was 182,000 square feet of office, labs and conference rooms with the parking garage adding an additional 120,000 square feet. SME’s scope of work included wiring the buildings, lighting for street and parking lots, duct work for underground utilities and other site infrastructure.
Due to the condensed project timeline (Microsoft leased the entire complex three months into the build) from two to three years down to 18 months, SME was faced with several challenges that included locating and hiring staff, organizing a crew of up to 150 people at a time, coordinating shifts and incorporating new electrical changes, all while meeting aggressive deadlines. By constantly reevaluating our plans with face-to-face field leader meetings, we were able to make adjustments where and when they were needed.
SME asked our entire company to dedicate two weekends of work at the jobsite and restructured our field management and added sub-tier leaders. In the end, over 168,000 labor hours were expended in the project – most of which were used between September 2007 and June 2008. We designed, built and incorporated pre-fabricated assemblies to be able to perform large amounts of work out of sequence. The result was SME met all scheduled timelines, our field superintendent, Chesley Stevenson was named ABC 2009 Electrical Craft Professional of the Year, Microsoft was able to move in as scheduled and customer and owner were thrilled.
