Spear Street builds 202 Westlake office and retail without tenants

Site work is moving along at 202 Westlake Ave. N., where developer Spear Street Capital is building a 129,400–square–foot office and retail complex. The site is about a block from Amazon.com's headquarters. When finished in August of 2013, the six–story building will have 218 stalls of underground parking, street–level retail and office space above. Construction cost is about $26 million. San Francisco–based Spear Street is working with two Seattle–area companies, First Western Development Services and Stephen C. Grey & Associates, on the speculative project.

A First Western spokesman said they are talking to potential tenants but haven't signed any yet. Broker Lisa Stewart of Urbis Partners is marketing the building. John Grassi, president of Spear Street Capital, told the DJC he is encouraged by the strength of Seattle's office market, particularly in South Lake Union. Crews have demolished most of the old buildings and relocated utilities, and are now installing shoring to prepare for excavation. Donahou Design Group is the architect and Pennon Construction is the general contractor. Subcontractors are Kulchin Foundation Drilling Co., shoring and lagging; Elk Heights Excavation, mass excavation; Albrecht Birkenbuel, concrete; Bellevue Mechanical, HVAC; SME Inc. of Seattle, electrical; Tapani Plumbing; and Smith Fire Protection.

Planet Power Funding and Grants

How passionate are you about supporting solar power in Washington? Would you put good money toward this endeavor? Snohomish County Public Utility is continuing its Planet Power grant program, which provides a way for individuals and companies to donate money to help support building small-scale PV solar systems as demonstration projects in communities in Snohomish County.

Not only will you be supporting renewable energy, you will also be helping to create green jobs and to educate the public about solar power. The Planet Power project of 2013 expects to select four to eight projects (5-15kW) that will be installed on buildings like libraries, schools and community sites that provide access to the public for educational purposes.

The energy produced by the installed PV panel array reduces energy costs of the facility and is used to offset operational costs of the system. The Planet Power project may also be eligible for incentives from Washington State’s production incentive.
